Can I just add my kids to the deed of the house to avoid probate?

Technically, yes, but we don’t recommend it. Doing so can create unintended tax consequences for your children, liability risks because your home will be subject to your children's creditors, and complications with Medicaid eligibility or family dynamics. A trust is a more flexible way to pass real estate to your beneficiaries while avoiding the previously mentioned risks.
