How Does Probate Work with Real Estate?

Real estate is one of the biggest speed bumps to probate. The Personal Representative does not have authority over property (unless  the will provides otherwise)

TN law allows the Personal Representative to upkeep property for 4 months - utility services, day-to-day maintenance, lawn service, and insurance premiums but will not include mortgage note payments, real estate taxes, major repairs or other extraordinary expenses.
